Why Clarkston Bathroom Renovations Are Distinctive
Clarkston housing stock is fairly homogeneous compared to surrounding East Renfrewshire areas. Most of the area was developed between the 1920s and 1970s, with a strong cluster of 1930s detached around Stamperland and Williamwood and 1950s/1960s semi-detached through central Clarkston. There’s relatively little Victorian sandstone (more common in nearby Giffnock) and few modern executive estates (more common in Newton Mearns).
What this means for renovation: most Clarkston bathrooms we work on are in 60–90 year old solid-construction homes with good footprints but dated layouts and original 1980s/1990s suite installations. The transformation potential is consistently strong.
1930s detached and semi-detached
Common Clarkston housing type. Often have separate bathroom and WC compartment on the upper floor — an arrangement that family living has outgrown. Renovation typically combines them into a single larger bathroom, modernises plumbing (these properties often still have original metal pipework), and introduces walk-in showers, freestanding baths, or both depending on space.
1950s/1960s semi-detached
Smaller footprint than the 1930s stock but solid construction. Renovation usually focuses on maximising the existing bathroom space with thoughtful layout, slimline fittings, and clever storage. Often combined with adding an en-suite to the master bedroom by absorbing landing space or part of an adjacent bedroom.
Williamwood detached and Stamperland
Larger 1930s detached homes with generous master bathrooms (often 8–10m²) and potential for genuine spa-style renovation: separate walk-in showers and freestanding baths, double vanity arrangements, dedicated WC compartments, large windows. Renovation here is about matching the property’s overall character with premium materials and design.
What a Clarkston Bathroom Renovation Includes

- Material upgrade — large-format porcelain, marble effect, natural stone, microcement, mosaic features
- Hidden infrastructure — new plumbing (often replacing original 50-year-old pipework), new electrical zones, new ventilation, full waterproofing
- Lighting design — layered schemes, niche lighting, mirror lighting, dimmable scene control
- Heating — electric underfloor, designer towel rails, thermostatic controls
- En-suite addition — common alongside main bathroom renovation in Clarkston detached homes

Common Clarkston Bathroom Challenges
1. Original 1930s pipework
Many Clarkston 1930s detached have original galvanised steel or cast iron pipework now corroded internally. Always replace with copper as part of standard renovation. Adds £500-£800.
2. Combining WC + Bathroom
Standard Clarkston 1930s detached has separate WC and bathroom on upper floor. Combining requires Building Warrant; we handle. Wall removal usually structurally simple (stud wall); RSJ rarely needed.
3. Wet room conversions for accessibility
Clarkston has an aging population; wet room conversions for accessibility increasingly common. We support Disabled Facilities Grant applications and have completed several wet rooms in the area.
4. En-suite additions to master bedrooms
Williamwood detached typically have generous master bedrooms (20m²+) suitable for partitioning to create en-suite. Building Warrant required; we handle.

Clarkston Bathroom Aftercare
- First 14 days: Allow grout and silicon to fully cure. Light bathroom use fine; avoid harsh cleaners.
- Daily: Squeegee on glass and tiles after last shower. 30 seconds of effort prevents limescale build-up.
- Weekly: pH-neutral mild detergent on tiles, brassware, sanitaryware. Avoid bleach on coloured grout. Avoid acidic descalers on natural stone.
- Annual: Check silicon condition, grout condition, extractor operation, mirror demister, underfloor heating thermostat.
- 5-7 year intervals: Re-grouting and re-siliconing recommended on heavily used bathrooms.

How a Clarkston Bathroom Project Actually Unfolds
Most clients have never managed a renovation before. Photos on Instagram make it look like the bathroom appears overnight. The reality is two to three weeks of coordinated structural work, plumbing, electrical, tiling, sanitaryware install, and finishing — with the client living in the property throughout and trying to get on with normal life. Here’s exactly how we run a Clarkston project from first call to handover, so you know what to expect at every stage.
Stage 1 — First contact and free site survey
You phone, message, or fill the contact form. Within 24 working hours we book a site survey at your Clarkston home — usually within 5–10 days. The survey takes 45 to 90 minutes. We measure the existing bathroom, photograph everything, check floor structure (timber joist or concrete), inspect existing plumbing (often original 50–90 year old metalwork in Clarkston housing), check the soil stack location, assess the loft above for ventilation routing, and note electrical access. We talk through what you want, what you don’t want, and what’s realistic for your space and budget. No charge, no obligation.
Stage 2 — Quote with full itemisation
Within 5–7 working days of the survey you receive a written quote. Not a single number — a fully itemised breakdown: strip-out, plumbing first fix, electrical first fix, plastering, tanking, tiling supply, tiling labour, sanitaryware supply, sanitaryware labour, second fix, sealants, snag, clean. Materials specified by brand and model where possible. Labour costed by trade and day. The total at the bottom is the fixed price — no hidden extras unless you change scope.
Stage 3 — Acceptance, deposit, and design refinement
You accept the quote. We take a deposit covering materials — usually 25–35% of the project total — and start ordering. This is when we firm up tile choices, sanitaryware models, brassware, lighting, vanity unit, mirror, accessories. We go to suppliers with you (Topps Tiles, Mandarin Stone, Original Style, Wickes, Wren, Howdens, Magnet, local independents) or arrange showroom appointments. Lead times tracked: tiles 1–3 weeks, premium sanitaryware 4–8 weeks (especially freestanding baths and stone basins), brassware 1–3 weeks.
Stage 4 — Pre-start and site protection
Two days before start, we visit again to confirm everything: layout marked on walls, sanitaryware positions checked against final site dimensions, electrical zones agreed, ventilation routing decided. On the morning of day one, our team arrives at 8am. Stair runners and floor protection laid through every part of the house we’ll walk through, not just the bathroom. Adjacent bedroom doors taped to control dust. Dust sheets on radiators and skirting boards. The client is given the project manager’s mobile number for any concerns at any time.
Stage 5 — Strip-out (Days 1–2)
Old suite removed, tiles chiselled off, floor lifted, walls back to brickwork or stud. This is the loudest, dirtiest part of the project — clients are warned. Skip on the driveway or street parked spot (we arrange the licence with East Renfrewshire Council if street parking required). Everything bagged, no debris left in the house. By end of day two the room is empty back to structure.
Stage 6 — First fix services (Days 2–4)
New plumbing pipework run in copper or PEX. New waste runs sized correctly for fittings (40mm for basins, 50mm for showers, 110mm to soil stack). Electrical first fix: dedicated circuits to bathroom from consumer unit, RCD-protected, all to current Scottish Building Standards. Underfloor heating mat or wet pipe loops laid where specified. Ventilation duct routed through loft to outside. We photograph every concealed run before they get covered — you keep the photos for any future work.
Stage 7 — Boarding, plastering, tanking (Days 4–7)
Walls boarded with moisture-resistant board to wet zones, tanking membrane applied to walls and floor (full coverage to wet areas, sealant to all joints and pipe penetrations). Plaster to dry zones. Drying time respected — we don’t tile over wet plaster.
Stage 8 — Tiling (Days 7–11)
Floor tiles first, walls after. Tile cutting done off-site where possible (less mess, cleaner cuts). Symmetrical pattern setting around features (window, mirror axis, focal wall). Grout colour confirmed with you in person before grouting starts. Pencil-line edge trims or tile-on-tile bullnose detail used at exposed edges.
Stage 9 — Sanitaryware and second fix (Days 11–14)
WC, basin, vanity, bath or shower tray installed and connected. Brassware fitted. Lighting and ventilation commissioned. Mirror, glass screen, accessories. Final sealing with quality silicone (cheap silicone is what fails first — we use neutral-cure sanitary grade).
Stage 10 — Snag, deep clean, handover (Days 13–15)
You walk through the room with us with a clipboard, listing anything that bothers you — a tile that catches the light differently, sealant line that needs neatening, paint touch-up. Every item fixed before final invoice. Deep clean throughout (the bathroom is left ready to use, not “ready after a clean”). Handover documents: warranty certificates, manufacturer paperwork for sanitaryware and appliances, photos of concealed pipework, tile and grout reference for any future repairs. Final invoice settled when you sign off — not before.
A Typical Clarkston Project — Mearnskirk Road 1930s Detached
Anonymised but real. Couple in their early 50s, four-bed 1930s detached in central Clarkston near the Mearnskirk Road area. Three children growing up and leaving, bathroom hadn’t been touched since they bought the house in 2003 — original suite, magnolia tiles, tired everything. Wanted a transformation but didn’t want to overspec for a 30-year-old structure.
Brief
- Replace existing bathroom suite (bath, basin, WC, tile-clad shower over bath)
- Remove the bath and replace with walk-in shower — they’d lost interest in baths and wanted easy daily routine
- New vanity unit with proper storage (the old freestanding pedestal basin had nowhere to put anything)
- Better lighting (the existing single ceiling pendant was tired)
- Underfloor heating — the floor was always cold
- Mid-range to slightly premium feel without going wild
Specification chosen
- Tiles — large-format porcelain in light marble effect to floor, matching feature wall behind shower; lighter neutral porcelain to remaining walls
- Walk-in shower — 1200×900 low-profile stone resin tray, frameless walk-in glass panel
- Sanitaryware — mid-range UK suite with concealed cistern, wall-hung WC, semi-recessed basin in 800mm vanity unit
- Brassware — chrome thermostatic shower valve with rain head and handheld, matching basin tap
- Heating — electric underfloor heating mat under entire floor area (3.5m²), chrome ladder towel rail
- Lighting — six IP65 downlights on dimmer, LED mirror with shaver socket and demister
- Storage — vanity drawers plus wall cabinet over WC
Time on site: 11 working days. Client feedback at handover: “We didn’t realise how much we hated the old bathroom until we saw the new one. The walk-in shower changed our routine immediately.”
Common Materials We Specify in Clarkston Bathrooms
Tiles
- Porcelain large-format — 600×1200, 750×1500, sometimes 1200×2400 panels for feature walls. Marble effect, stone effect, plain neutrals. Sourced through Topps Tiles, Mandarin Stone, Original Style, Porcelanosa
- Smaller format porcelain — 300×600 standard, 200×600 herringbone — for textured feature walls
- Ceramic subway / metro — period-appropriate for 1930s property style; flat or bevelled, gloss or matt
- Mosaic feature — shower niche, splash detail behind basin, or borders
- Natural stone — marble, limestone, travertine; specified for premium budgets where the client accepts the maintenance trade-off
Sanitaryware brands we install regularly
- Mid-range — Roca, Vitra, Ideal Standard, Twyford, Hudson Reed
- Premium UK — Heritage, Burlington, Imperial Bathrooms, Thomas Crapper
- European premium — Duravit, Villeroy & Boch, Roca Khroma, Laufen
- Vanity units — Crosswater, Hudson Reed, Bauhaus, Roper Rhodes; premium tiling and stone for non-standard sizes
Brassware
- Mid-range — Vado, Bristan, Crosswater, Hansgrohe (Logis range)
- Premium — Hansgrohe Axor, Grohe Spa, Vola, Crosswater Belgravia (traditional)
- Showers — Mira (Platinum, Mode), Aqualisa (Quartz, Optic), thermostatic concealed valves with rain heads and handhelds
Tanking and waterproofing
For wet zones we use proper sheet membrane systems (Wedi, JackoBoard) or full liquid membrane systems (Mapei Mapelastic, BAL Waterproofing Kit). Tanking is the layer that determines whether your bathroom stays watertight for 20 years or starts leaking in 5. We never compromise here.
Heating
- Electric underfloor heating mats — ProWarm, Warmup — for tile floors in rooms up to about 5m²
- Wet underfloor heating — integrated with the central heating system; better for larger floor areas
- Designer towel rails — chrome, anthracite, brushed brass to match brassware
- Vertical radiators as statement pieces in larger bathrooms
What Could Go Wrong — And How We Handle It
Renovations rarely run completely problem-free. Concealed surprises (mostly in older Clarkston housing where the last full renovation was decades ago) are common. Our approach: flag immediately, present options, agree the path forward, document in writing. Here’s what comes up most often.
Hidden water damage from previous leaks
Lifting old bathroom flooring sometimes reveals damp or rotted boards from a slow historic leak. We photograph, show you, quote the remedial in writing as a variation, and get your sign-off before proceeding. Typical scope: replace 2–6 floorboards, treat affected joist surfaces, dry the area with air movers if needed. Cost typically £200–£700 depending on extent. We don’t tile over rotted boards — ever.
Original galvanised or lead pipework that wasn’t fully visible during survey
Common in 1930s and earlier Clarkston properties. We replace any compromised section back to a sound joint. If the property has substantial lead supply pipework throughout we recommend full replacement separately, but we’ll never connect new fittings to compromised supply pipes.
Soil pipe routing surprises
Sometimes the new bathroom layout you want needs the WC waste rerouted further than the original survey assumed. We assess fall, span, and access, present options (different layout, additional boxing-in to hide pipe run, or in rare cases a Saniflo macerator pump for awkward locations).
Material delivery delays
Tiles or sanitaryware sometimes arrive late or damaged. We hold back the start date to allow a buffer, and where delays are unavoidable we resequence the programme so other work continues. We will never rush an install to keep to a date if a key material isn’t on site.
Client mid-project changes
“Actually, can we change the tile?” Sometimes. We’ll always tell you the cost, time, and feasibility implications honestly. Changes after tiling has started are very expensive; changes during first fix are cheap. We’d rather you change your mind early than be unhappy later, so we encourage decisions before the work starts and lock them when materials are ordered.
Our Workmanship Warranty
12-month workmanship warranty on every bathroom renovation we deliver. If anything we installed develops a fault that’s down to our workmanship — sealant pulling away, tile lifting, leak from a connection we made — we return at no charge to make it right. Manufacturer warranties on materials run alongside: typically 5–25 years on sanitaryware, 5–15 years on cabinets and vanities, 1–5 years on appliances, lifetime on most stone basins. All paperwork handed over at completion. Workmanship issues we’ve had over the years are rare — the most common are sealant joints needing redoing after 18–24 months in heavily used family bathrooms, which is normal sealant ageing rather than a workmanship defect, but we’ll come back and re-do them anyway in the warranty period.
Why Clients in Clarkston Choose Us Over Larger Firms
- You meet the people doing the work. Not a salesperson once and a different team every day. The fitter, plumber, tiler, electrician on day one are the same people on day fourteen.
- Fixed-price contract, never an open chequebook. Larger firms often quote a “price guide” and then variations escalate. Our quote is the price.
- No subcontractors. Every trade is in-house. If something needs sorting at 6pm we don’t have to wait for someone else’s diary.
- No final payment until you’re 100% happy. Final invoice settles after sign-off, not before. We don’t get paid in full if you’re not satisfied.
- 277 reviews independently verified across MyBuilder and Checkatrade. Not a website testimonials page we wrote ourselves — verified third-party platforms where reviewers’ identities are checked.
- 13 years operating across Glasgow. We’ve worked through every type of housing, every budget level, every kind of awkward layout.
Anonymised Client Testimonials — Clarkston and Surrounding
“They started when they said they would. They finished when they said they would. The bathroom looks better than the photos in the magazine I’d been pinning for two years. The thing that surprised me was how clean they kept the rest of the house — we’d been bracing for chaos and it never came.” — Family bathroom, 1930s detached near Williamwood.
“We had three quotes. They weren’t the cheapest. They explained why. We went with them and were so glad we did — the others both quoted lower then would have hit us with extras for things our team handled as standard.” — Master bathroom, Williamwood.
“My husband was sceptical because he thought we should have a Glasgow firm not someone who specialised in Southside. They covered Clarkston as part of their core area and clearly knew 1930s housing inside out. He admitted afterwards he was wrong.” — En-suite, Stamperland.
Frequently Asked — Mid-Project Questions
Will I be able to use a bathroom during the work?
If your Clarkston home has only one bathroom, we plan around shower-elsewhere arrangements (gym, family) or arrange a temporary shower in another room where feasible. WC access is restored daily by end of work. Most Clarkston homes have a second WC or downstairs cloakroom, which makes life easier.
Will the noise affect my work-from-home?
The first 2 days (strip-out) and the tiling days are the loudest. Drilling and breaking are concentrated to morning hours where possible. We’ll always work with you on noise-sensitive periods (calls, recordings) where we can.
Do I need to be home every day?
No. We’re trusted with keys for the duration. Daily WhatsApp updates with photos so you know what’s happened. You’re welcome on site whenever you want.
What about parking?
For Clarkston we typically need 1–2 vehicle spaces near the property. Tools and materials get loaded and unloaded daily. Most Clarkston streets are residential and parking is straightforward, but if your road is permit-only we can arrange short-term contractor permits with East Renfrewshire Council.
What’s the deposit and when is final payment due?
25–35% deposit when you accept the quote, used to order materials. A second stage payment around mid-project (when the room is plastered and ready for tiling). Final balance only when you sign off the snag list and you’re 100% happy. We don’t ask for a final payment before completion.
What if I want to change something mid-project?
You can. We’ll quote the change in writing as a variation — cost, time, impact — and you sign it off before we proceed. Changes during first fix are cheap; changes after tiling are expensive. We’ll always be honest about feasibility.
Booking Lead Time and Next Steps
We typically have a 4 to 6 week lead time from quote acceptance to start date in Clarkston. For larger projects (full bathroom suite plus en-suite, or layout changes requiring Building Warrant) lead time can be 6 to 10 weeks. Survey appointments usually within 5–10 days of first contact.
