Looking for builders in Glasgow who can take a project from first sketch to finished rooms — without you having to chase five different trades? Home Decor Zone Ltd is a Polish-led building and renovation company working across Glasgow and the southside since 2011. Every project runs under one fixed-price contract with one point of contact, fully managed from drawings and council approvals to the final coat of paint.
What our prices include
All prices on this page are labour plus building materials — plaster, plasterboard, pipework and plumbing fittings, electrical cable and accessories, timber, adhesives, grout, sealants and fixings — and include VAT. Every quote is itemised line by line.
Not included (you buy these, or we can supply and add them to the quote): kitchen units and appliances, bathroom suites and tiles, flooring, paint and any bespoke joinery — quoted separately or supplied by you. You get our 10% trade discount at Topps Tiles, B&Q TradePoint, Wholesale Domestic and Victoria Plumbing.

Structural work, wall removal and steel beams
A large share of the building work we do in Glasgow is structural: removing load-bearing walls to open up a kitchen and living room, taking out chimney breasts, forming new openings and installing steel beams. We handle the structural engineer’s calculations, the building warrant and the temporary propping, then make good the plaster, flooring and decoration so the room looks finished rather than patched.
- Load-bearing wall removal and steel beam installation
- Chimney breast removal (ground floor, upper floor or full stack)
- New door and window openings, including lintels
- Knock-throughs for open-plan kitchen and dining spaces
- Structural repairs to floors, joists and lintels in older tenement properties

Building contractors for Glasgow tenements and flats
Much of Glasgow’s housing stock is pre-war sandstone tenement, and building work in a flat is a different job from work in a detached house. Access is shared, floors are timber, walls are lath and plaster, and the factor and neighbours need to be kept on side. We have worked in tenements across the southside, West End and Partick since 2011 and know what the council and factors expect. See our tenement renovation Glasgow page for a full breakdown of what a flat renovation involves.

Why one building team beats juggling trades
Most Glasgow building projects go wrong in the gaps: the joiner blames the plumber, the plasterer waits on the electrician, and nobody owns the programme. We quote the whole job as one figure, run one programme, and hand over one finished result. You deal with one person from the first site visit to the completion certificate.
How we price and run a build
- Site visit and survey — we measure, listen, and flag cost risks early.
- One written fixed price — the full scope, not a day-rate estimate that grows.
- Drawings and approvals — planning permission where required and the building warrant, which almost every structural project in Scotland needs before work starts. We prepare and submit both.
- The build — structural work first, then the finishing trades we are best known for: kitchens, bathrooms, flooring and decoration.
- Sign-off and handover — council completion certificate, snagging, done.
What building work in Glasgow typically costs
Every job is priced after a site visit, but these are the ranges most of our recent Glasgow projects have fallen into. Figures include labour and standard materials, drawings and warrant fees where noted, and VAT.

Frequently asked questions
Do you handle planning permission and building warrants?
Yes — drawings, structural calculations, submission and liaison with Glasgow City Council (or East Renfrewshire / East Dunbartonshire) are part of the fixed price.
What size of job do you take on?
Anything from a single bathroom to a full extension or whole-house refurbishment. Recent projects have ranged from around £6,000 to £40,000 and beyond.
How do I get a quote?
Send us the address and a rough idea of what you want. We will arrange a visit and come back with one written fixed price for the whole project.
Are you insured?
Yes — full public liability insurance, and every project is signed off with the council where a warrant applies.
How long does building work take?
A wall removal or chimney breast is usually one to two weeks on site. A garage conversion four to six weeks. A single-storey extension eight to fourteen weeks from breaking ground. The warrant application adds four to eight weeks before that, which is why we submit drawings as soon as you confirm the scope.
Do you take on structural work only, without the finishing?
Yes. If you have your own kitchen fitter or decorator lined up, we can do the structural stage and hand over a plastered, made-good room ready for them.
Do you work in tenements with factors and shared access?
Yes — most of our Glasgow work is in flats. We notify the factor, protect the close and stair, and keep to agreed working hours so neighbours are not disrupted.
