Wall removal cost in Glasgow 2026: the short answer
Removing a load-bearing wall and fitting a steel beam in Glasgow costs £2,500–£6,000 all-in, including the structural engineer, building warrant, propping, the beam itself, and making good the plaster. The labour for the knock-through and steel on its own is around £1,100–£1,800; the rest is engineer, warrant, materials and finishing. A non-load-bearing stud wall is far cheaper: £400–£900.

What the knock-through actually involves
- Structural engineer visits, sizes the beam and specifies padstones. You need this for the warrant and we will not fit a beam without it.
- Building warrant from Glasgow City Council — legally required for any structural alteration. Allow 4–8 weeks. Selling later without a completion certificate is a problem, so this is not optional.
- Propping both sides with Acrow props and needles, then taking the wall down carefully — dust sheets, protected floors.
- Steel beam lifted in (two or three people, sometimes a genie lift), bedded on padstones, packed and bolted.
- Making good: boxing the beam, plastering, matching the floor across the old wall line, moving sockets and switches that were in the wall.
On site this is usually 4–7 working days. The warrant wait before it is the long part.
What changes the price
- Tenement flats. Walls are thick stone or brick, floors are timber, and the beam has to bear on the mutual walls. Expect the upper end of the range and a stricter engineer.
- Width of opening. Past 3 m the beam section jumps and often needs a post, which eats into the open feel and the price.
- Services in the wall. Boiler flue, gas pipe, consumer unit or soil pipe in the wall you want gone — each is a separate job.
- What is above. A wall carrying a floor is one thing; a wall carrying a chimney stack or a roof truss is another.
- Floor levels. Kitchen and dining floors in Glasgow houses are rarely level with each other. Matching them is the difference between a knock-through and a proper open-plan room.

Frequently asked questions
Do I need a building warrant to remove a wall in Glasgow?
Yes, for any load-bearing wall. It is a legal requirement and you need the completion certificate when you sell. A non-load-bearing partition does not need one, but you must be sure which it is — we check before quoting.
How do I know if a wall is load-bearing?
Rule of thumb: walls running across the joists, walls under other walls, and walls in the middle of the house usually are. The only safe answer is a structural engineer, which we arrange for £350–£700.
How long does it take?
Engineer and warrant: 4–8 weeks. Work on site: 4–7 days for the knock-through and making good. A full open-plan kitchen afterwards adds 2–3 weeks.
Can I remove a wall in a tenement flat?
Usually yes, with an engineer and warrant, and sometimes with the factor informed. Stone walls and timber floors make it more expensive than in a modern house.
Will it add value?
An open-plan kitchen-diner is the most requested layout for Glasgow buyers. Done properly, with the warrant paperwork, it adds more than it costs on most three-bed houses.
